Annual Meeting and Board Meeting
There's a notice on the mailboxes about the board meeting May 14, but it doesn't say what time it is - or where. It makes some reference to the annual meeting, but I haven't seen any notice of the annual meeting at all.
Could someone clarify the time and place for these two very important meetings?
It would also be nice if the notices were replaced with something that would give this information. There are many homeowners in Villagio, and it is likely most of them are not members of this forum or the Yahoo group. So it's very important that the mailbox notices give the information for those who want to attend.

I think you just missed it. It says on the notice by the mailboxes where and when. We also received a reminder card in the mail about a month ago with the same information.

A reminder card was sent out in March giving advance notice of the annual meeting.

To me its just one meeting but officially there's the annual meeting that starts at 6pm and then we have the standard HOA meeting right afterwards. I admit its a little odd.

So I probably got the notice in the mail and it got lost in the shuffle.
Anyway, the annual meeting is by the Villagio pool at 6:00 p.m. on May 14, and the Board of Directors will meet immediately afterward? Is this meeting also by the pool?

Another question about the Board meetings. Is there a legal requirement or a CC&R requirement that notices of these meetings be posted? If so, how much advance is required?

Personally, I'd be shocked if there wasn't something in our rules for this. That said, I am certain the board is more than adequately meeting the requirement. The mailing about the annual meeting arrived at my place a long time ago, and the postings about the board meetings seem to be close to a month in advance. Since it's a monthly meeting, not sure what more they could do.

Based on the Articles of Incorporation, it looks to me like the board is required to meet monthly (unless there isn't a need to, in which case the requirement is once every 6 months). They only need to provide 4 days notice of these meetings (this is from Article VII, section 7.2).
As for the annual meeting, 10 days in advance is the minimum, and 90 days is the maximum (see section Article V, Section 5.4).
