Common Stairway Carpet Cleaning?
Any idea when the common stairway carpets will be cleaned? I searched the archives and see cleaning has been on hold for the past year. My stairway looks terrible ... all those black sticky pod seeds!

The short answer is, I don't know yet.
Just to give you a little bit of background. We were supposed replace the carpets this year, so we didn't want to pay for carpet cleaning. However, we had one resident at the last meeting voice her opinion that the carpets don't need replacing and should only be cleaned (by a different vendor). I think there are a couple of board members who are on the fence about replacing the carpets.
At this point, it's almost June and the interior hallways are not even repainted yet and the carpets will be replaced after the painting. So it will be months, at best, even if we decide to change out the carpets this year. I will propose that we get estimates to clean the carpets ASAP.

Thanks Tom. At one time in my career I was a housing inspector for the USAF family housing at Onizuka Air Station and I inspected contractor performance. Contractors would steam clean the common area carpets every 6 months, and replace them after 10 years. I wouldn't mind new carpeting ... but the current carpet (at least in my common area) could last another couple of years. Looks like it's time to warm up my steamer, limber up the scrub brush, prep the vacuum ... apply a can of elbow grease ... and get to work cleaning it myself. I was hoping NOT to have to clean it again myself ... but...
Regarding repainting interior hall ways .... please tell me it WILL NOT be the crap-brown like on the outside? [The heavens will punish whomever decided on those colors after residents expressed a desire for the original paint!] Regardless, my hallway is dark enough with the pleasantly pleasing light salmon pink & Navajo white.

My guess is that it will be another 6-8 weeks before the carpets are cleaned. I'll probably touch mine up before then also.

We can do them right after the 4th of July. We just need a signed bid to schedule it and we will give Villagio top billing.
Carpets were to be done in October, but the board wanted the windows done first, then the rain set in.
The next due date was April, but they were thinking about replaceing them.
Just let us know, and we will post notices asap.

C'mon Peachtree .... "sign zee papers!" I don't want to clean my carpet myself .... I was going to get out the bucket, brush, and soap last weekend, but after looking at all the sticky black residue, well ~~ I became discouraged. Now, I read that ATD can do it after 4 July???? Hey, what is up? It's been more that a year? I think? Unfortunately it may be too late to try to clean them. Ours carpeting is just disgusting! It's time to pee or get off the POT!

I've sent an email to Peachtree asking whether a decision was made while I was on sabbatical. Hopefully I'll get an answer on Monday.

I received a response from Peachtree today.
The board discussed the issue last month and reviewed the painting proposals for the interior common hallways. They are about to make a decision on the painting soon and don't want to clean or replace the carpets until after the painting. So although she didn't say it, it sounds like the carpets won't be cleaned for at least a couple more months.

Admin, thanks a lot for getting an answer. I'll no longer worry about how dirty my carpet has become -- it might be cleaned or replaced after the painting is finished.
So ... do we receive some sort of rebate for missing 4 cleaning cycles? Nah, don't bother to ask Peachtree ... it's just a rhetorical question -- and I'm fairly certain of what their answer would be.

You are showing initiative and willingness to work ... Peachtree is "sitting on the pot." They're "cautious" of spending money to clean the carpets, and want to wait until after the common halls are painted (translated: not for MONTHS from now). In the meantime, the carpets look like mice have been running through tar before trafficking over my carpet: little black spots are all over the entry way, leading up to the first landing. I've cleaned my carpet 4 times and am not going to do it again.
You'd think that with all the money they saved by NOT abiding by the cleaning schedule for the past four cycles (or so), they'd at least throw a bone to this old dog and clean the carpets at least once more.

How to expedite this??
We moved into this complex recently and are absolutely disgusted with the condition of the hallway carpets. Is their a way to expedite this, please let me know? We are expecting a baby and don't want to risk allergies and other crap with winter sulking around.
Additionally, I noticed some of the folks trying to keep their entrance door open to keep the stink from these dirty carpets not accumulating in their hallways. While this poses a security risk, I cant blame them at all. All in all, I'm sure with Peach tree's inability to get this thing moving along all of us as residents are suffering.
Appreciate if Peachtree can advise us on whats the next step to get this health impacting issue resolved ASAP.

The common hallways will be painted soon and the carpets will be replaced. So there are no plans to clean the old carpets.
I live with a common hallway also and cleaned the carpet myself with a vacuum and carpet cleaner.

I was traveling for work and not able to attend the last meeting. As far as I know there is no change to our strategy. The HOA will not spend money on carpets that will be replaced after the painting.

I can only offer my own personal estimate.
After several rounds of bids from multiple vendors and then another round of negotiations the board approved a bid. Since we already know the colors the only question is what colors go where. That will probably take 2-3 weeks and then the real work will start. It will probably take about 3 weeks to complete. So about 5 weeks for the painting to be completed. We will hopefully pick a carpet color during that time.

BTW - I sprayed my common hallway carpet with some water from the hose in my garage and used a generic carpet cleaner from Home Depot and used a rag to wipe off the stains (mostly the black stains from the tree droppings) and it came out great.
