Window replacement Empty Window replacement

I have a need to replace a window and figure now is a good time to try to get it done before painting begins. I know I have to submit an architectural review form. Has anyone had to replace a window? And if so, can you recommend the window company you used? I've learned that our buildings require a new construction window not a retrofit. A retrofit would add a vinyl frame which would not get approved. Thanks for any help you can provide!

I have had problems with the windows that slide up and down (not the side to side ones). The window doesn't stay up. I have had a friend fix, but then if I open the window too much, the metal bar/spring inside gets loose again. My friend told me just to get new windows and I was thinking of the kind that are replacements that just snap in the old window frame. Is that the kind you said we can't have? I thought that would be better because it doesn't destroy the frame around the window or the outside either. I've also noticed in the past other neighbors useing a piece of wood or something to hold windows open. I tried contacting the original company once and they don't exist anymore. Oh, and what is this architecture review form all about? Thank you

Yes, the kind that pop in are retrofit and I don't think the HOA/Board would approve those since it would change the outside appearance. I haven't actually asked that question outright though. Tom, thoughts???

The form I'm referring to is on the PeachtreeCAS.com site and the description on the web site says, "The CC&Rs require that an owner must obtain the prior written approval of the Architectural Review Committee and/or Board of Directors for ANY exterior alterations or additions to your home or property."

I was told I'd need to fill this out. Not sure if that's cause the window may not be exactly like the current one. The particular one I want to swap out is the small bathroom window. I have one that is solid and have been encountering mold issues. I would like one that other units have that slides open.

We've never had window replacement in the time I've been on the board. I'm seeing Veronica from Peachtree tomorrow and will ask about the process and whether you need it.

Hi,

It looks like Peachtree does not have a recommendation of a vendor. The general opinion is that the windows we have are probably no longer available. So what that means is that you will need to fill out the form that you described and submit it for approval.

That being said, I know that we will need to decide on a standard replacement window so that other people who need to replace their windows put in the same ones so the windows match.

I think you should submit the form with your choice and that will force the board to make a selection on a stardard replacement.

Wouldn't window replacement be the responsibility of the HOA, since it's an exterior item? My understanding is that homeowners are responsible for everything from the studs in (but I could be misinformed).

I had a contractor give me an estimate on replacing the small bathroom window. Mine is on the 3rd floor so that factors a bit into the cost. For a retrofit window and installation, the cost would be around $350. This would mean there would be about a 1" vinyl border on the window.

For new construction, the cost would be around $1300. The process for new construction would require cutting back the foam trim that is around our windows. Remove and install the new window. Cut back tile and/or sheet rock. Stucco and repair foam trim and paint touch up. This ends up affecting both the exterior and interior around the window.

The contractor suggested this is something for the HOA to look into. If people are starting to experience issues with sliding windows and such do we want people updating windows one at a time? I'd like to know if we can install retrofit and are the windows the homeowner's responsibility? Thanks!

Hi,

I'm going to forward this to Peachtree and the board and get their take on it. I don't want to give you the wrong information or speak for all of them. Is there a timeline or urgency for you on this? Just curious if this is something take the board can discuss in the next meeting or whether you need an answer prior to that (the next meeting is the second Thursday in June)?

The only urgency would be if they absolutely insist on new construction, would be great to get it done before painting hits. But then if they insist on new construction and the cost is completely the homeowners, I won't be able to do it. Retrofit can be done easily before or after painting. No urgency on my side.

With regards to the windows falling down after opening. I live in the large unit and 6 of my 7 windows that open vertically won't stay open much past 2-3 inches. If the Board/HOA is looking into this it might be worthwhile to see how many of us are having issues. I have chosen not to have them fixed for various reasons and have just lived with them for most of the last 15 years. Not a big deal but it would be nice to have them fixed.

Hello Tom,

1. The window replacement is the homeowner’s responsibility per CC&R section 3.3. Each owner shall be responsible for the periodic cleaning and maintenance of any windows …. that serve the Owner’s Unit, including repair or replacement of broken windows. CC&R section 4.8 states the Association is responsible for the common area including decks.
2. The architectural request form which can be found on the Association’s website must be completed and submitted to Peachtree. We would then log it and mail it to the Board for review and consideration.
3. Currently your Architectural Guidelines do not address window replacements and I cannot locate where the Association has approved window replacements in the past. Due to the construction / material used on the building and possibility for water intrusion, the Board may want to adopt specific guidelines for window replacements. We would not want a homeowner to cut into the stucco and possibly damaging the water barrier, etc. I will place a sample window guidelines for the Board to review at the next meeting.

Thanks! I have the form and will fill it out. From the response, if they don't want us cutting into the stucco, retrofit is the way to go. The Board should pick a standard window maker we all use when the need arises as we do with the garage doors. I don't think we have to use the same contractor, just the same styles/make of windows. I have talked to 2 different window places. Both said they present to HOAs if you are interested.

thanks! I think having one or both window places come in and educate the board about the differences in models may be beneficial so we can make a better decision. Can you give them my contact info and I'll connect them with peachtree to come in, hopefully for the next HOA meeting.

Just an update... I received a letter today from the HOA for my architectural request to replace a window. The content of the letter was a denial for someone else's request to install an exterior duct for a range vent. (Great idea by the way!) I've emailed Veronica for the correct letter/approval. I've suggested we really need a standard that all homeowners can use to replace their windows when they get old. I don't think a window replacement should require an architectural review, just some requirements we all follow to keep our windows consistent.

Classic....and pathetic. I'm gonna laugh when they try to justify why they need to raise their rates on us next year.

We will hopefully come up with a standard soon but until then, each one is handled on a case by case basis.

This is an old thread, but wondering if there was ever a decision made about the type of windows that are acceptable to use as replacements? I have a double hung window (slides vertically) that does not slide so well anymore and makes a lot of noise when opening. Besides replacing does anyone have a recommendation how to fix or have someone/vendor that can fix?
