I just got home to find that there are no lights in our common stairwell. In the past I have been able to resolve this by turning the circuit breaker back on in the utility room.
This time, the breaker keeps tripping.

What is the impact ? Well for four families, we have no lighting in our stairwell. This is a BIG fall hazard! We also have NO smoke detectors working in the common area too. This is now a Health and Safety issue. We must have working smoke detectors.

I just got off the phone with PeachTree Management, their response is per the board of directors that this is NOT an emergency and that they have up to 48 hours to respond.

That is NOT acceptable to me is this acceptable to the Board ?


Can anyone help?

Peachtree already issued a work order. A vendor will be coming out to diagnose and try and fix the issue today.

DAY TWO........NO LIGHTS, NO INTERCOM, NO SMOKE DETECTORS!

CAN WE GET THIS REPAIRED BEFORE SOMEONE TRIPS, FALLS, or BURNS UP ?

I just drove by and saw that the lights were not working. I'm real sorry about that. It's not clear to me whether the vendor couldn't fix the issue or didn't show up but I'll find out tomorrow morning.

They should have at least left a notice with an update.

Quick q for you. When you say no fire detectors, you still have fire detectors working in your units right?

There is a smoke detector located outside of each of the entrances of each unit. They use the same power as the lights do in the stairwell, they don't have battery backup either.

I guess the part that really pisses me off, is that Peach Tree stated that per the Board of Directors that this was NOT considered an emergency and have 48 hours to respond!

If this is the case, we need to re-visit this decision. There is a real safety issue here.

This is a huge safety hazard -- I live next door to Reese and the lights have been out in our stairwell for the past three evenings. I can't believe that Peachtree doesn't see this as an emergency. I called yesterday and today and was told that messages have been left for the vendor but there has been no response. Given that it's now Friday after 5pm, and we're now entering day three, when can we expect this to be fixed? I've an infant at home who's sick -- I can not risk going down two floor with him in in a pitch black stairwell if the need arises.

I really don't understand what the issue is with Peachtree. They assurd me that this was being treated as an emergency. Unbelievable. I emailed the rest of the board to try and circumvent peachtree and find our own electrician.

Perhaps biltmore can take a look at it.

So I walked by your units at around noon yesterday and the lights were on. I assume everything is still on and there are no issues?

Yes, we have lights, working smoke detectors and intercoms. Maybe with the direction of the board we can get Peach Tree to see that when there is this type of outage, it should be considered an emergency.
Waiting 4 days to get it fixed, is NOT ACCEPTABLE ! ( Of course, this is only my opinion !)
