What does Peachtree do?

I would like to know the role of Villagio HOA management company (Peachtree). I would appreciate it if a board member can clarify it for me.

Isn't it Peachtree's job to look over what contractors do and resolve problems in a pro-active way? Are they not supposed to visit the property (Villagio) once in a while, do some inspections, and then provide feedback to the vendors if something is not right? I believe the Peachtree does not do any of this and usually a problem starts, say with the pool, or light, or landscaping, and it gets so bad that the board fires the contractor and re-hires a new one, and this cycle restarts again and again. I know for a fact that the contractor taking care of ponds has been changed at least twice during the last year.

Currently every problem is left to owners or board members to report, including lighting, landscaping and everything else. Then what does Peachtee do besides collecting checks and maybe paying the Vendors?

In my opinion if a vendor is not doing its job it's Peachtree's problem. Isn't the job of a manager to be rsponsible for the people she/he manages? Why have we stayed with Peachtee for the last 20 years despite the poor job they are doing and fired zillions of vendors? Is Peachtree the only management company in the Bay Area?

I cannot believe Peachtree is the only game in town. They certainly are not proactive and not very responsive. My experience with them over the past 12.5 years is that their performance is dismal at best. If Peachtree was on pay for performance plan their fee would be going down year by year. I think we should have a meeting where Peachtree is not represented and for this issue to be discussed. Perhaps a committee can be formed to help the Board on what I believe is an important issue. We've certainly had mixed results with them. I've been on the board a few years and twice suggested (even received quotes from other companies) changing management companies in that time. In my opinion the service level is directly tied to the property manager. We've had 4 different property managers from Peachtree in the 9 years I've lived here. I do believe that our current property manager (Veronica) is one of the better ones. The last property manager turned out to be one of the worst.

Surprisingly, when I started calling around asking for bids some companies didn't even follow up with me. Maybe its an industry thing. In my mind we came close to changing management companies last year but Bob (owner of Peachtree) took action and put a corrective action plan in place to make us happy.

Apparently Peachtree is one of the bigger property management companies in the Bay Area. Aside from the obvious things they do (bookkeeping, vendor management, homeowner communication, running all meetings, etc) the board relies on their expertise in numerous matters. They also provide us with some leverage on many vendors because those vendors hope to get work from more than just Villagio, so they are more willing to bend over backwards to make things right. A good example of that is the painting. The painter has painted all the different samples at no cost to us.

Just some insight from my perspective. Gotta run...
