Building color selection
You may have not noticed but the painter came by and painted a section of building 450 to review the colors in person on the stucco. I didn't think they would paint so much but I suppose its for the better since we get a better idea of what the final product will look like.
It certainly looks a little different from the renderings we saw and the iron rails have not been painted.
This is NOT the final selection. This is ONLY a test. Our other option is to keep the main body color and update the pink and teal to other colors.
I'm not sure I like this color combo even though I voted for it. The dark brown seems fine to me but the main tan color doesn't seem right.
Thoughts? Feedback?

Color options
I think the brown tones will be depressing. It eliminates that vacation-y, Italian villa feel.

Bldg. Color Test
The Yellow is too bright, and the contrast between the brown and yellow is too great. I do like the brown around the garages! I also agree that too much brown would be depressing. A little brown (garage trim) would be o.k.
I saw the building tonight and it actually looked o.k. Much different in the daytime. The daylite pictures posted are Great! Thanks!

I agree , my opinion is the yellow and brown eliminates Italian villa feel. Doesn't really blend with the architecture. I also think this color scheme will become dated quickly.

I agree with everyone's sentiment so far. The colors are not very Italian villa like. The dark brown around the garage doors is nice but the other tones bother me.
As I mentioned previously, we will try a another color combination with the current main color with an updated color to replace the pink sections and another color to replace the teal on the iron rods. Hopefully the painter can come up with a nice combination.
I did exchange emails with Peachtree and the painter thinks that we should play around with this earth-tone palette a little more to find the right combination. So once the rains stop, we will try this again.

These colors look hideous. The tones are not complementary either. Have we thought about painting the same colors as Elan again?

Need to stick with an Italian or Medateranian color scheme
The earth tone colors definitely do not work for me. They work on the Elan complex, because they are modern style designs. The units in Villagio are modeled after a Italian courtyard. As an original owner, I believe the first color scheme had slight variations of pink between the buildings. It provided a nice contrast. When the buildings were repainted, the same (or almost the same) color was used on all buildings. I think we should go back to the original color scheme, with the slight variations between buildings.
I have always questioned Peach Tree's value and taste. Sticking with the earth tone suggestions I really have to wonder. They just don't get it.

One other thought. . . Clash with color of the awning
One other thought. I think the earth tones would completely clash with the current awnings. Are they going to be replaced at the same time when the buildings are painted?

In all fairness to Peachtree, they had nothing to do with the colors. The painters provided about 6 different palettes and homeowners at the meeting and the board voted on their favorites. This was one of the top 2 color combinations. Obviously it doesn't look as good in person as it did in the renderings.
We definitely want to keep it Italian Mediterranean versus a Santa Fe, south western pueblo look.

paint colors
The test colors don't quite seem to work. The yellow is too much like mustard. So, I agree with the others. However, since we are painting, it makes sense to change the color scheme. Keeping it the same as before doesn't make sense. Changing the colors will give the complex an updated look. The current colors are very 1990's. Just my 2 cents.

We definitely need a face lift and new colors would certainly do that. The pink tones are very outdated.
The sample colors on the building don't quite complement one another. The brown is nice although the other is not pleasing to the eye.

I'd suggest that the color scheme work closely with elements that can't change, such as the verdigris roof - the current scheme looks terrible with the roof. Most Mediterranean colors rely heavily on the use of white. I'd suggest matching any color to limestone, which always gives an old world feel.

If I could post photos, I'd post a bunch I found that were in the light pink range, or pale yellow throughout Italy. There were a few towns that had lots of bright homes in a row, but that is unique to certain neighborhoods. When you look at a whole street, you will see that 1 in 10 homes have bright colors, most are very pale, sun washed colors. Most Mediterranean homes are white, actually...

After a few years that brown is going to look terrible faded. (Just look at all the new buildings that went up a few years ago that were painted yellow/brown). I don't find the new colors to be very unique or sophisticated.

Awnings
The awning(s) do provide shade and do also provide some privacy! Replace them or what we have done in the past is have them removed and then washed. Less cost to wash, than replace. Also, from a decor standpoint, they look sharp! PLEASE do not get-rid-of-them, as protests will occur ... lol...

awnings...privacy
privacy...hmmm, I don't think so...my neighbor has told me that they can see quite well into my unit and I know that I can see up just fine, which is why I put film on my bathroom windows.

ps, saw the new color stripes on the garage level...not working for me - that brown is too dark! I still think our current colors are the best. Is there anyone here that hates our current colors? Why are we even looking to change? When the buildings are newly painted they are very clean and bright looking - and absolutely gorgeous in the summer. Please, I don't want to look like Irvine, Rivermark, or any of the new buildings that all use the yellow, brown, terracotta color palette. Whenever anyone comes to see me for the first time, they always comment on how pretty Villagio is. The bottom pink could lighter, but definitely not darker. The trees are mature and cast enough shadows. Dark is not the answer.

I must have spoken to over 15 residents about the colors and only 1 liked the old colors and wanted to keep it. Everyone else I spoke to wanted the colors updated. A couple specifically wanted earth tones. I don't think anyone had any objections to the off white/light tan main color. The objections were the peach and teal "Miami Vice" colors. I happen to agree with that.
I'm not sure what to think about the awnings at this time. We would save about ~ 15-30K (still TBD) if we got rid of the awnings. That's a noticeable figure.

Please keep the awnings! Their are many, many, many other ways save money. i.e. Enforce the CC&R's/HOA Rules and Regulations, another i.e. extra costs to remove furniture and mattresses!!

OK, noted.
Not sure if the enforcement of rules was tongue in cheek, but easier said than done. If you tell me who dumped the mattresses I'll enforce the rules. I'm not C.S.I....
Stick with the original (1992) color scheme and keep the awnings
Once again, I would like to state that I like the original color scheme that was used when Shea built the complex. The last paint job used the same blah pink for all of the buildings, which is why many of us are dissatisfied. I do not like the earth tone sample at all and am not willing to support another selection until I see a full sample.
Please keep the awnings. They are an important decorative element.
This is a decision that needs to be voted on by all of the home owners. It has significant impact on that value of our property. In this tight real estate market we can not afford to make a bad decision.

A few of the board members met with Peachtree and the painter last week to discuss the painting project. I expressed the general feedback that the current earth tone colors do not work and that we want to make sure that the colors we pick make Villagio look Mediterranean like.
The painter did paint a few sections with other color themes prior to the meeting but we didn't love any of them. I think the one on the right, MAY have some potential but the base color for the lower section is too milk chocolate like.
We also asked the painter to paint a section of building with the original top 2 colors but tweak the bottom pink sections with something a little bit more up to date. We'll see how it turns out.

I've been told that assuming the weather cooperates, the painter will try another combination of colors tomorrow (Wednesday). So stop by and take a look.
